    Hi guys,

    What do you guys think of the Regents park in NSW Unit 2 bed - 10 minutes to the station for around $380,000 from a yield / investment / renovation standpoint ?

    I just want to know if that price looks ok for that locality given the property market in this region right now. Mainly because I am near this locality as of now and looking to buy nearby as long as the price does not go lower. Hence looking to find what is par for this locality given the market

    Have a look at 'sold' sales for similar units to work this out.

    Also, is there a lot of supply of similar units? If there is, then there may be potential to negotiate

    Regents Park is a craphole. But that’s my opinion.

    Family member has an IP there. PM feedback is that it’s not so easy to attract “decent” tenants, even with near new freestanding houses.

    A few notes to look at:
    1) census quickstats for the suburb
    2) comparable listings, learn the median rent and sale prices
    3) work out the body corporate/rates etc to find the NET yield for a true comparison
    4) compare m2 of the floor plan between comps and how many units in each block
