    what do you thinking of this property? Would you buy a property at the T-junction? I heard this sort of property is less popular among the Asians. — though more and more Asian have moved to Whitehorse, I suspect it is the Aussie who would buy this property at the end.

    The main bedroom is facing the Tyrrell Ave, kind of annoying at night with the lights and it may be a potential safety hazard given the if cars somehow lose control, the first property they will hit is this property...

    Three trees in the front yard, but one of them are way too close to the house, can’t tell if the trees are healthy.

    How busy is Tyrrell Avenue? They'd have to be travelling pretty fast to get up what looks like a sloping driveway. Looks a nice house.

    The tree at the front, right hand side looks too big to be planted there. Perhaps you'd get the thoughts of a building inspector. Has it caused any issues? Likely to?

    Is that because of the T Junction? Feng Shui? Or another reason?

    After a late night's out while driving home, my brother-in-law had driven straight into the front yards of the houses at T-junctions. This happened three times at three different houses. It could be due his poor night vision. Or due to the effects of the beer he consumed. Or due to the bad Feng Shui. Anyway, houses at T-junctions are definitely not for me.

    1. There is an SLO and VPO over that property - it means those trees may not be able to be removed.
    2. Ok, bad feng shui for that T-junction - and just general dislike for them from the public means price will be lower than next door
    3. I am not sure if the Hamilton frontage is good or bad..... I guess if the place cold ever be sub-divided, it could act as a second driveway.

    @Skyhighlimit - is it PPOR or IP?

    I liked it so much, I have submitted a pre-auction offer.

    I think the trees can be removed because they are too close to the house. I believe if a tree is less than 5 meters from the wall they can be removed.
    Feng Shui part is a bit funny, because some care and some don’t. I don’t care about Feng Shui, just don’t like lights and noise from the car at night and the risk of the car run straight into the property or run into the trees ( even worse... ) and there is no fence.
    The property market is hot, I think if there is no T- Junction issue this property will probably listed as 1.3-1.4m

    The trees and T-junctions may deter many of the Asian buyers and potentially make this property a bargain!

    This property is hot, I think by auction date at least 200 people would have viewed it, which make the vendor less likely to accept pre-offers. But it is interesting to see how this supposed to be in lower demand property turn out.

    I would assume Tyrell Ave is relatively quite but while I was there for inspection, quite a few cars do travel through that T section from and to Tyrell Ave.

    It is a lovely property but with same issues that are hard to change...

    Same, I generally dislike people ! (Particularly those that stop in tbe middle of a doorway/walkway because their phone dinged ! So much so the other half won't walk with me now, due to my vocal "move d#*"'he@d" ).

    It looks well set back from the road, and not really a thoroughfare, so shouldn't be an issue for a PPOR.
    You could pay for someone to park out the front for 6 hours on auction day witb windows down and obnoxious music playing when people enter for the auction.....
    @datto might know someone who will also rev a Commodore V8 during tbe auction (for the right fee.....) :D

    am asian and my mum never liked tjunction properties because of the feng shui. then again she also said the bad energy can be deflected by hanging a wok on the front door :D

    My wife is Chinese. Property on a t-junction, it wouldn't matter if it were the Taj Mahal.
