What do you hate most about Property Investment?

    I'm new to this forum and I want to hear all about the things you hate about property investment.

    We all know it's a great wealth vehicle and a lot of people absolutely love it but there is always something that just grinds your gears.

    I thought I'd ask to see what stories you've got about what you don't like about property investment. Maybe someone could learn from your insights.

    Yes, but its important not to ignore this, its about truth, working out what are the facts and what is fluff.
    Same as forums, lots of fluffy posts, imagine if you believed everything you read and purchased in the wrong State at the wrong time? Just saying.... feeling a little cynical this morning...hehe

    Market sentiment can actually change markets.

    You're right. Still doesn't make it enjoyable though. Some of the stuff I read is just plain lies, Some if it will cause people to lose lots of money. Lots of vested interests too..

    After a while you work out what is going on and it is important....but I get a headache reaching that point! :)

    Repair bills :-(

    I've got one IP at the moment that's driving me nuts!!!! Seems that each month there's more money going out then coming in.

    I'm just whinging though.

    Painful tennants.

    So many variables you can manage/control - finance, maintenance, expenses, vacancies, etc but a lot harder to manage that Human side. If they are thoughtless entitled d!cks who think it is perfectly fine to not pay rent when due, damage your property, ignore the conditions of the contract, leave there broken down cars in the yard, smuggle in pets, leave the place in a crappy state on vacating it is just painful. And the correct channels to go through to address these issues are heavily skewed in the tennants favour.

    In terms of buying Ips, nothing I really hated about the process.

    In terms of developing - councils. You will quickly be on a first name basis with the workers at your local Dan Murphy's.

    Haha, I know this pain all too well. I worked as a Civil engineer on subdivisions for a couple of years so I got to know them very well indeed!

    Buying is ok, but at tenant changeover we always go in to do extra/better cleaning & gardening, maintenance items - I find that is hard work.

    I have a little trick i have tried which worked well for some tenants which is to incentivise them and let them know that if they do a really great job with cleaning and tidying the garden, we would not only return all the bond but give them a bonus $200.

    I really hate having to manage the manager.One property i have needed a blocked drain cleared, plumber goes in, clears and next day tenant says drains still blocked.Plumber goes back, and magically a month later the bill arrives,will not put the full discussion up, but i asked why 2 visits,the reply was a normal blockage PLUS a day later The next day the bathroom floor trap was blocked with a plastic ball

    Yeah, might try that ... it's more my partner is overly particular about some things, and when you are doing this stuff on your weekend, with the kids messing up one end as you do the other ...

    At the end of the day doesn't need to be 100% perfect, just done to a decent level where the tenants moving in wont be shocked at what they find. Maybe tell the Mrs lets go out for a nice lunch instead and not worry about over cleaning the place. :)
