I think that is an extremely tasty deal. I will be calling the agent tomorrow morning and putting in a cash unconditional offer.

Next door was for rent late last year for $200 per week. Check how much the rates are per quarter some rural towns can be expensive. Moree rates can be from around $60 per week plus water, just those two expenses can be close to $100 a week!

    What's the attraction to Dubbo?

Low 2's you can buy a house in Brisbane at the moment.

Why would you go Orange or somewhere with a bigger population/more stable workforce?

I live and invest in Dubbo. The populations of Dubbo and Orange are very similar and I would argue the workforce in Dubbo is very stable without reliance on any one industry. It has one of the lowest unemployment rates in the state.
Dubbo hasn't had the recent growth that Orange has but it has been very consistent.

I'd agree with other posters to avoid areas around lunar Ave.
