How much did it cost you to subdivide (per lot)?

    For those who have subdivided land, I'm wondering what it cost and which state it was in? I'm talking 300-600sqm lots, 1 into 2 lot subdivisions not large acreage sites. I know there can be large variations, but for this purpose let's assume services are within close proximity.

    My ones in QLD are going to cost between $70-100k each.

    Just to give you an idea,my Mount Barker hammerhead,on a CWW connection,SA Water mains water connection was around $26,000, Torrens Title.In comparison, my Murray Bridge corner block cut off one into two was around $37,000,Torrens Title, which included a $15,000 sewer extension.South Australia is very affordable for this type of development

    Holy crap! that's expensive.
    Creating one additional lot in WA is around $20-25k. Each additional lot after that is around $20k
    Once you get to 4 lots then there is the possibility of an Public Open Space contribution on top

    For my Logan subdivision, budget numbers below:
    - Logan council contributions are about $28k
    - Electricity/communications unknown at this stage, but my engineer has told me to budget for $15-20k as they're across the road
    - civil engineering consultant - $8k
    - civil construction (fill + compact, retaining walls, bringing services through etc) $50k
    + surveyors costs etc

    For Ipswich, my budget numbers are:
    - Driveway $9k
    - Sewer $2.5k
    - Water $6k (it's across the road)
    - Stormwater $10k
    - Engineer consultant - $8k
    - Infrastructure contributions $28.5k
    - Surveyor $3k

    The overall subdivision should set you back around $80-$100K if your in the Brisbane City Council local government area.
    Its usually the infrastructure costs and sewage/water that sets you back the most.

    That will get you two cleared blocks of land from one.

    Was 20-25k for mine. Had standard sewer / water connections, obviously if ya have to extend either of these the costs escalate.

    We just did one in victoria - regional, 1200sqm into 2 x600s - split down middle

    Saved on time and some extra charge as it was 2 lots on 1 title (i think thats the terminology?) And already had seperate driveway

    Sewer/water - 2.5k
    Elec pit - 1k
    Council fees - $800
    Surveyor/planner 4.5k
    Conveyancer / titles office 1.5k

    Total - roughly 10k

    Obviously this is the dream scenario but sometimes you get lucky!

    41k all inclusive here in Victoria. 890m2 land subdivided into 4 lots to build 4 townhouses.

    Yep, those numbers are correct. In Brisbane, you won't do it for less than $70k (if you need to demolish the house).

    Very roughly, you are looking at the following:

    DA (TP + Surveyor + Council Fee) = $8k
    Infrastructure Contributions = $28k
    Demolish House = $20k
    New Sewer/Water connection = 5k - 10k (if Standard connections). More $ if minor works required.

    Then you have new stormwater connections, Energex/Telstra agreement, new driveway (sometimes required to be constructed prior to plan sealing), plan sealing fees, engineering fees, project management fees (if you don't organise everything yourself), title office fees.

    The costs go up from there if a battleaxe lot is proposed, underground power is involved, upgrades required to water/stormwater/stormwater, you need to relocate a bus stop/stormwater gully, a new footpath is required (fairly common). etc

    It's not a cheap process

    So, $25,000 would be in the ball park for a subdivision in regional Vic?

    Im considering knocking down a house and subdividing to create 2 lots.

    The services are close by and both lots would have street frontage.

    Happy to hear opinions.

    About to subdivide in Ipswich. I have done numerous splitters in Brisbane between 2001 to 2003 and moved to Redcliffe in 2004 and then onto Caboolture in 2006 and stopped in 2009

    Now starting again and hopefully, get more active with small lot subdivisions

    My current budget for 2 lot subdivision in NSW Southern Highlands is about $100k for a 2000m into 2 x 1000m. Stormwater has already been solved and constructed as part of another project and is not included. Little wonder I keep putting it off, but then the cost just keeps going up.

    Too many hands out.
