    I have under estimated everything else recently. I would say $1.15m plus at auction. Or its passed in. At present there are probably some cooling heads with buyers and some unrealistic seller reserves but with a few eager buyers of what appears a spacious and well renovated family home I see it getting interest.

    That 980k comparable is a very small new build and site. I would argue the other $1.2m comparable a closer fit. 450m2 land v 630m2. Landscaped and leafy v vacant and bare small yard. Ourdoor decking and so much more.

    spot on! (wan't the tightest range but still) - gone for 980k

    maybe they saw something not apparent in the photos, as it did sell surprisingly enough for 980k

    It does have that "I look freshly painted for $20K and new carpets and fresh landscape and cheap blinds" look.
