QLD What Brisbane Suburbs are Cashflow+ with reasonable CG potential?

    As the title suggests
    • Where are people are buying in Brisbane that are cashflow positive (excluding depreciation)?
    • Do you feel these suburbs have some reasonable upside CG potential?
    I've been personally looking around Ipswich but have some concerns around oversupply which may impact CG growth, what other suburbs would be suitable.

    I'm also interested in here and now ie. Sep-2015 - not a couple of months ago ;-)

    Maybe the type of property rather than the suburb - multi dwelling, duplex, student etc. doesn't mean they are good CG investments but the yield may be higher.

    How can you possibly get cf+ in a capital city?

    OK, so that sounds great guys, so can we say that if the yield is higher than the bank interest, then it is a profitable or Cashflow Positive property ?

    Get creative. Retain and build, build in underneath, sub divide, student homes etc.

    It's all there right under your nose.

    Pretty vague question. Lots of suburbs of Brisbane and Adelaide are cf+ at the moment. Perth ones too at the start of the cycle.

    I thought the OP wants to buy something that is CF+ as is, without doing anything to it. He or she didn't ask "Where can I buy and then develop in order to get CF+?

    So which suburbs? Cash flow positive after all expenses, not just the interest payment.

    Sorry. :oops: There was a guy on the radio this week informing the naïve public about buying for positive cashflow and he stated that the buyers would be making money straight away but he gave seriously misleading info. Got me agro.

    I have a property that is for sale for $310k, rents at $410 per week, within 25 minutes of the CBD, and 5 minutes from Springfield Hub..

    Has a dual kitchen and 3 bedroom upstairs 2 beds down (Built in downstairs).

    Needs a tidy up, but only cosmetic..

    For the price I want its immediate cash flow positive, but no takers....

    Dont think you are looking hard enough.

    I saw Nathan Birth on Fox Business about 6 weeks ago, telling Chris Gray he's finding loads of cf+ properties in the outer suburbs of Gold Coast. Mainly old town houses I believe.

    Grime I can live with. These photos on the other hand makes the place look mouldy, which would make me think there's lots of water damage / leaks. Those pics would scare me:(
