    Anyone read the paper today about the $1m 1 bedroom apartments at Elizabeth Quays? Crazy.

    it still stands, that apartments with a point of difference will do well, and cookie cutter bullsh t doesn't - no matter what the spec.

    it also proves that smaller developments continue to do well.

    One-bed units at Elizabeth Quay top $1 million

    Wowsers.

    It will be interesting to see what happens on completion. I wonder if there are many speculating on these? or mostly home buyers?

    Could create a bit (more) of an appartment glut in the city.

    Dont agree with the apartment glut comment, this truly stands alone, there are no comparables atm.I don't have high hopes for buyers making money on this though

    What bit dont you agree with? Are you saying there isnt a glut?
    Or that these appartments are a 'step above' everything else available in Perth City and therefore not going to compete/add to the current market?

    the 2nd bit.

    i dont think this will have an effect on the cbd apartment market as a whole due to its unique nature.

    when you say not dropping, anything above $750k will be much harder to sell and this is where you may see prices fall, if not already

    I've never looked above 750K, I'm not that rich :oops:

    I mainly look under $500,000.
    Probably why they haven't dropped that much since many people can afford these prices.

    Probably the new stock having an influence. I have an older unit in the redevelopment zone and the value goes up and down like a yo yo. Not so hot at the moment.

    I caught the tail end of an auction in Morley yesterday, not certain if it was passed in but two separate people told me last bid was 725 K, in the Morley Development Area or similar, off Wellington Rd opposite the park, rec centre etc. one guy told either was zoned R 60, or likely to be.

    Seeing more and more auctions recently around the $1m mark... all the ones that i've seen bar one (probably 8 in the last fortnight that I personally went too) sold on the day.

    Decent size villas. I did sums on around 1300 per sqm ?
