What areas haven't taken off yet?

    As always, some areas/asset classes take off before others, but they generally catch up (more or less). So it would be good to know what areas haven't taken off much yet.

    For eg in Inner West Sydney, feedback from agents is that houses have gone nuts but units haven't moved as much yet.

    In QLD, Logan is going nuts but Ipswich doesn't seem to be as hot.

    What is everyone else seeing in the areas you follow?

    I too am wondering what's happening with Ipswich market? I have a budget of 450k for investment and expect 430$ rent per week. Last week I went to an inspection in Springfield 4/2/2 600 sq hardly 4 members visited the open house. While at the same day a similar property in Logan (regent park/ Hillcrest) had close to 10 inspection with multiple offers by afternoon. Confused where to invest

    Like you mentioned EVERYWHERE is nuts and even Ipswich I heard its the strongest its been in decades. Logan suburbs on fire - they are achieving remarkable sales figures there compared to only 12 months ago.

    I own a house in Redbank Plains which to be brutally honest is probably my worst performing investment EVER in terms of capital growth (but cashflow is awesome). However in saying that comparables now are in the $330k-$340k range when I bought my place for $268k. My internals were nice as well.

    So still around 25-30% capital growth. Not bad when your spending peanuts and cashflow is paying for the entire house. I havent spent a significant amount down there except new fans recently in the last 2 years.

    I live in Wollongong .... whilst Sydney is moving leaps and bounds ahead. Wollongong suburbs have moved about 10%. This is except beachside areas near Bulli and Thirroul. You can buy a house in say ... Figtree, close to the CBD for not much more than this time last year. A great investment as being so close to Sydney, they are bound to follow in the next 12 months when people that are outpriced in the city look further afield.

    Bassendean in Perth doesn’t look like it’s hot yet. I’d say all surrounding suburbs are.

    There are places that have gone down - Eg. Melb CBD apartments

    Also CBD and metro office blocks are probably a bit in the doldrums right now with covid/wfh uncertainties.

    Yes, I was going to mention Rockhampton as well. They've got a couple of potential projects that could make investing there quite lucrative.

    I wonder why. Even the surrounding areas, like St Albans (which is considered nicer than King Park) hasn't moved much. Well, hopefully their time will come
