What are options if cannot do subdivision in Brisbane?

    Hi @Observer,

    I would definitely consider a project builder if the site was straightforward AND the location of the site was in an average area. If i had a site where the site works was straightforward but the design needed to be catered to a specific demographic, capturing certain views, certain shape/facade home etc then I'm back to square 1 and going custom mate.

    @Azazel speaking for myself mate, I got a ton more to learn. I think it's never ending tbh as every dev seems to pose new challenges and things I've never dealt with before. What is experienced? For me I think its when a person reaches a point where he/she knows what they don't know and knows how to find the answers to that quickly and effectively. One day I'll get there :)

    They suggest between $65-75K plus new cross over removal, storm water work, etc

    Well said. Not knowing it all is a huge asset in this game. At the end of the day, every project has problems, and the bigger the deal the bigger the problems. But also the bigger and better equipped you and your team are. There are always new learning opportunities to be had and tackling them with a solution orientated mindset has served me well. But everyone has their own style...!

    This could swing both ways...RE agent knowing you already spent few grand on the hydraulic report, but this will be common knowledge for vendor/agent that it requires this type of diligence from most buyers before unconditional.

    It will always come back to the numbers whether it is worth progressing and whether you have the stomach for it that is the bottom line.

    Another item you need to consider is the fact that this property is on a main road, secondary location will always make a difference to end values at least 10% and may limit your market when selling. Are you buying a bargain or a problem? Not saying you should bail, but don't touch it if the numbers don't stack up regardless which scenario you choose.

    How would project homes with luxury applicants and high standard architect suits to high end market? We may save a lot money with project homes.

    I built a custom home before. It costs twice project home. However, no project homes can fit to subdivision lots.

    If you can a project builder to build you the stock you need for the demographic on your lot then go for it.

    I have used project builder/spec builders for land and house packages

    I agree if it straight forward project builders can work out well and cheaper. However, it is very important to identify what is suitable build for the area in terms of size of home, and specifications. Easy done, just phone local agents, what sells in terms of sqm/size of home etc etc

    I am away at the moment Barossa Valley, everyone else is asleep except me....LOL

    I am up early hours of the morning for my US property stuff so kind of used to it.

    This does intrigue me. Have you started a specific thread on this? Don't know how you do it too. When I was in Europe and had to deal with stuff in Australia I literally only got 3 hours sleep a night. Even fell asleep on 1 REA ..

    Once we have completed our first development project in US I will post the deals/information. The building process is much shorter time frame in US, so hopefully some time early/mid next year.

    Is it a much shorter timeframe because they get more people on the job, or are they more efficient?
