What appliances should I supply to the tenant?

    Nah, taking the dishwasher is very common, you also see this often at many opens too, it is really similar to a washing machine, there is a spot for them in many houses, but they are not really a fixture.

    Yes all stuff. Even if it wasn't working before. I'd link you the section of the Act if I was at a computer.
    You can't put things as not working in the lease. You can exclude things from the lease eg the pool and then not be expected to repair them - not sure if this is what you meant?

    Dishwashers are great things to have though - good for rental demand.

    No one follows things that religiously & as a PM, I would move if you were saying this to me as a client unless the tenant was going to go to tribunal. So a house has 20 windows, one has a torn screen, you as PM gonna stand there and tell me I must replace it.....then your not working for me, I assume your not like this though, just pointing out what it can come down too.

    Life is full of compromise, for all of us, law is there to sort things out for those unable to compromise or make things work.

    Yes, exclude, I exclude many things that are known not working, doing one right now where there are 2 AC systems, one is not operational, it will be excluded and tenant told what is not working and excluded, otherwise would be a big hole in a wall and inconvenience tenant who wants to move in.

    But have also removed many things from rentals too, so they do not become an issue & any tenant told prior about an item not working and they were ok with it who tries to then use the law as leverage, well that may not best way to do things IMO.

    Yeah, agree, put them in some places, but in some def not either. I like spas too :p:D

    has anyone found a motorised garage door to be a winner? There's an old car port that I was thinking of installing one in some time in the future but wasn't sure if it would achieve more rent or not.
