What appliances should I supply to the tenant?

    I've purchased my 1st investment property and wanted to know what appliances are usually bought by the landlord. The previous owner is taking the dishwasher as per contract.
    I thought I would buy a new diswasher for the tenant, what else would I need to buy and who pays for repairs if I buy them.

    You pay for all repairs.
    Oven, stovetop, hot water service.
    Dishwasher and air conditioning are optional but good to have.

    Nothing else

    I wouldn't get too generous. You could find yourself replacing the electric toothbrush batteries every 6 weeks.

    Speak to your PM about getting things excluded from your responsibility to repair.

    The air con in my IP is the tenant's responsibility to repair. Its about 40 years old and I'm surprised it's still blowing.

    Some people do strange things when selling... Though I do like my dishwasher a lot ;)

    IP dishwashers are about the only exception where I think an extended warranty / insurance product makes sense.

    Dryer if apartment with no washing line.

    Heating / cooling ( e.g. split system in living area) a possible consideration if justified by the combination of property, climate and rental market.

    I assume they left the water heater behind.

    Yeah I thought it a bit odd to take the dishwasher as it's kinda built in and empty hole will be there, oh well maybe they just bought it.
    So skip fridge, washing machine and dryer? There's no air conditioning. has a cloth line in the backyard.

    • Heated towel rails
    • Auto gate and roller shutters
    • Motorised vehicle turntable in the garage
    • Back to base alarm
    • Sensor lights and security cameras
    • Dumb waiter
    • Security intercom
    • Motorised window shutters
    • Automated vergola
    • Automatic watering system with weather station
    • Inclinator
    • Boat lift
    I find all of these essential inclusions in some areas.

    Geez, that is a bit bland for my liking, remind me to never use your agency to gain a rental & you do not need a boat lift if it is non water/canal front SNM, would be better off with a full size heated spa, in it's own spa room adjacent to the sauna and Gym.

    You pay for everything and the upkeep, and thankfully it never ends, so your question in a few years will be what don't I pay for ???

    that list is easy, usually electricity use, gas use and sometimes water use, will depend if separate meters exist, if no, you pay for that as well.

    If you supply any educational material, you will pay for the tenants kids schooling and UNI fees too.....ok, this one is a joke :)

    It all depends where it is, what price point it is and who your target tenants are. What the competition has etc.
    Avoid going above what is needed to get in and keep a tenant.

    don't put in anything non essential or it is your responsibility if it breaks.
    so no to washing machine, dryer fridge.

    that was my property managers recommendation

    Not everyone wants toxic anti-fouling treatments on their hull and simply insist on a fully motorised slipway and boathouse even if they're located at Cameron's Corner.

    And a smashed avocado and bashed fetta maker with blue tooth capability. Of course a built in coffee machine will also be required preferably Gaggenau.

    have this list from my new tenants.

    if the blinds and clothes line were in that condition prior to lease what is my obligation?


    - Kitchen Tap is leaking ( it was leaking the day we entered the property) was fine on day before settlement but happy to address
    - Smoke alarms are not working Not sure if they've tried new batteries. Cant imagine new ones are expensive to fit anyway.
    - Cording on Clothes line is broken & not useable
    - Blinds in Dining & Living room are broken

    Owners are legally obliged to repair stuff. Not relevant how it was prior.

    Batteries to be replaced with each new tenant.

    Clothes line restringing isn't expensive.

    It pays to get all taps checked beforehand by a plumber and issue a compliance certificate if you are able to oncharge water use.

    Not all stuff & also depends what you put in the lease as not working etc.

    in saying that

    as SNM says, clothesline, well that is no big deal, taps you must attend to if you want to charge water, otherwise they could easily dispute & if your paying for water, better tenant tell you if there are leaks.

    The blinds, well depends, can/do they perform the basic function still ? if the mechanism is totally seized, you will need to do something, but I can think of very cheap solutions
