Westpac vs St George

    I think the cash rebate from St. George is only applicable for applications submitted by 30th September. Is there still enough time left for submitting an application considering that even the valuation haven't been ordered yet?

    Did you go direct to St George?
    If so is there a lending manager that you're dealing with that you can ask re: the status of the valuation?
    90% of the time when you go direct the lender won't order the valuation upfront, they'll submit the application first, which can be an issue if the val comes in low but not bad if it doesn't.

    I was going to go direct with St.George but ended up going thorugh a broker at the last minute (long story).

    Have already sent all my financial information to the broker last week but the broker said that St George recently moved to a new valuation platform and he is still waiting for his access to this new system. I'm getting bit anxious as there are only 7 business days left to get the valuations done and submit the application and the valuations haven't been ordered yet.

    There is no need to order the valuation before submission - it is optional

    Ok should only take 24 - 48 hours to be registered on that new system though (speaking from my own experience, others may have experienced a different time frame) So it's still do-able, just.

    My broker is saying that he has been unable to access the online valuation system since last early last week and the issue still hasn't been fixed yet.

    get the val done after submission. The broker unit in St G can even order it.

    Or get the broker to order it thru westpac val system. If he has access to that. They will accept westpac vals.

    Yep this... just make sure you've got a good handle on the market value so you don't end up >80% LVR after submission IF the valuation in flight comes through low.....

    The broker initially had issues with Westpac as well but it was fixed 2 days ago. According to him he still can't order St. George valuation.

    I asked him about this but he said he needs valuation done before submitting an application. (I'm doing 90% lvr)

    not the case. I just submitted one this week without the valuation

    St George will accept a Westpac valuation.

    repayable on demand clauses were SCARY

    So the valuation can be ordered through Westpac although loan will be done through STG?

    2 different brokers have said so above. ST G is westpac so a westpac val can be used for a ST G loan and vice versa.
