    My guess is $613,000

Good luck Gockie, hope you get a great price!

PS if I win I don't want the tiles :)

They wouldn't tell me initially. I eventually got it out of them :)
I met the vendor, he didn't want to tell me, even though the property had settled.
The agent i dealt with wouldn't tell me.

It was the other who called me up that told me how much the underbidder bid, he wasn't too bright.
This was the opening of the not so bright agent "Hi, i saw you were inquiring about XXX property, that was sold, are you still interested in buying. I replied with "Yea i know its sold, i bought it"

Anyway, that's how i worked out I paid $10k more than i should. But that's in the past now. Property prices pretty much went nuts after i went unconditional.

Yep. Probably not so bright. But hey, good you got in when you did. 10k becomes nothing in the scheme of things.

    641k.

There are plenty of other numbers to choose from, but this sounds like a good one.

    Good luck, Gockie.

    Was this sold?

The unit market in the middle ring suburbs seemed to have slowed down considerably over the past 6 months.

Definitely a slow down. I ended up getting offers I'm not happy to sell for - so i'm holding onto it. I don't desperately need the money anyway. I'd like to try again next financial year which is only a few months away, and delay payment of any capital gain for another 12 months. In the meantime, I can happily Airbnb it, it's easily accessible to both work and home for me. There seems to be still a very big demand for people looking to live in Sydney in a home for month long stays.

Great position to be in. My mentor did the same and he wasn't happy with the offers as well and guess he was only willing to sell at his price.

Damn got to this thread late. Advertisement pulled down.
Any chance you can post some pics over? I have an IP in West Ryde/meadow bank area with similar specs so would be interested. @Gockie

Nice interior Linda, did you do the Reno yourself? Pool area looks great too.

I planned the reno and painted.
Picked the items for the kitchen and bathroom.
Bought the floorboards from a Grays online auction. The mosaic tiles, and the vanity and showerscreen. Oh, and the whole kitchen. Was a bargain.

Sorry to hear your expectations weren't met. Is there an impending change (e.g. interest rate cut) that you're anticipating to lift the demand in a few months' time?

Keen to see who guessed closest to the highest offer :)

Should be the highest offer I guess? What was that?
