    Haha! I used to jump the fence at your apartment block for a swim on a hot day.. Probably about 10 years ago.

    Sorry to say, but I think 670k is wishful thinking. I'll guess 595,000. There's a heap of new stock near the new Coles? Does your courtyard back onto the railway tracks?

    I actually know the new stuff at Coles isn't selling quickly because I have a friend renting one of them and she has to allow people to look at it and that's been going on for months!

    Re: mine. Yes, the courtyard backs onto railway track. The upside is, it takes no time to get to the trains, and heaps of morning light.
    The trains can be noisy (in particular the heavier trains) but when you sleep you don't hear them (well, I never did).

    The new ones there, 2/1/1 are listed at 730-770k. Actually the second bedrooms there are listed as studies - what I see in the floorplan for the second room doesn't have a window. But it is a bigger property overall.

    Don't know price, but stock on market in West Ryde looks as though it's been trending up for a little while , so is you're selling , its time to go .

    Hmmm, pros and cons. I am not well versed with the area but am still going to give a shot.

    I'd say the courtyard - train tracks = marginal increase.
    Last year sales average 625k - 7% depr. = 580k. A good buyer will try to negotiate further so I think I would have started with 575k and came to 585k to 590k max. Sorry but i have an investor hat on. I hope someone will put a ppor hat on and pay more than that. :)

    @Gockie, you might have asked your question at the wrong place. the PCers here are very much more astute than general public. PCers will analyze millions of factors re a property, but the general public don't. they buy with heart, not head. So I predict that you will get a good price.

    My wife owns a dance school in West Ryde and the area has has really changed in the last 6 or 7 years. In regards to the apartment, the courtyard is awesome and quite unique for the area but the left hand side of the property has almost no natural light which would put me off. I would say your guide is a tad high.

    Actually, if people are justifying their guesses I think it can be quite educational.

    I might have to look at setting up a separate section on the site for them though, so they don't clutter the rest of the content so much.
