West Ryde - my IP for sale. Guess my final sell price?.

    It only just listed today. Overall i'm happy with it except the courtyard is significantly larger than what is shown on the floorplan (I said that to the agent), basically its 8m by 4m. :(

    I'm hoping I priced it ok - my worry is its priced too high to scare off potential buyers. Bit harder now you can't say offers over! Most 2 br units in West Ryde have listed at high 5's but I figured mine has the courtyard and its well presented. The previous 2 sales in the building were 620k and 635k and I like mine better than the one sold for 635k. But that was late last year. The other worry is rising levels of stock on the market. Not flooded, but more than in the boom.

    How much do you think it will sell for? If I don't get a price I'm happy with I have a fall back plan (which is sell a different property) and so not all is lost. And i'm not in any sort of stress. I'm just planning to deleverage a tad.

    @Gockie, if you are worried about the price have your agents collect value opinions from OFI attendees and adjust the price accordingly on Monday. Hopefully, you won't need to! :)

    I figured it makes the difference. Its a 9 level block and only the ground floor properties have a courtyard. And not all the courtyards are a good size either.
    Anyway, fingers crossed.... I just need enough people to like it and put an offer on it to get a decent price.

    I can have as a prize many boxes of the tiles you see in the kitchen. Enough to tile another kitchen! Or a vanity. Or a spare bathroom vanity mirror.
