I am looking for IP in and around Penrith area. I am attending open houses in the areas. I am struggling to understand why 'Werrington county' has more demand than 'Werrington' ?

Werrington has 582 visits per property :

Werrington County has 2838 visits per property :

Werrington has advantages in terms of train station, proximity to St Mary. Why does Werrington County still attract more visitors than Werrington ?

I might be wrong be wrong but Werrington county is a newer suburb (later 80s/early 90s) with better (working class originally) background and higher quality housing while Werrington itself may have originally had a higher HC connected to it. Moving forward the roughness (while minor) should be non differential between the two soon

A block of land today sold for 715k+GST (nearly 790k) in Werrington. While R3 based on the frontage the best that can be done is a dual occ so I wouldn't claim it to be great development block (unless the purchaser and competitor were next door owners).
