    7b Chat Place sold for about $410k several months ago. There're cashed up (and ignorant) buyers out there.

    Agree with you about the auction/pre-auction part.

    Auction whilst its hot.
    I'm pricing up previous sold property's in the area. 2x houses/land very similar, location similar, except one house has 2 bathrooms and the other has 1. Do you think an extra bathroom could be worth an additional 20k, more/less?

    Could be if the house is in immaculate condition. I wouldn't put in a bathroom to sell it but if it's there you can get a nice $20-30k.

    Agent dependent but I'd definitely be leaning towards an auction at the moment....that's assuming you're selling a house and not a unit.

    To be honest I'd be expecting the agent to be presenting some offers prior in the current climate.

    Sold at $390k

    These subdivided properties are the now the entry level properties to the suburb. The same house on a full size block is around 480-520k.
    H&L's start mid 400's. Unless your after a traditional unit, which will be smaller, it's the only way into a home that can accommodate a family in the area.

    So for someone with a 380-400k budget. That's what they're buying in 2018.

    Hi Guys I have been searching in Werribee for last month.But now i am confused.Next 5 years which market would have better % growth Epping vs Cranbourne west vs Werribee?I know the entry price points would be different.Only issue with Werribee seems to be land availabilty and positives are all the infrastructure planned(hopefully )

    Your right about these smaller subdivided unit blocks, and they sell well. I've been watching units between 280-400sq with 3 bedroom/2 bathrooms/1 garage, if newish and shiny are now selling for 440-475k. As long as the house size is there to accomodate a family the additional big backyard isn't an issue.

    Mate who knows? if you need the cash sell out whilst you can get it.
    On another note, I went passed 2 auctions this morning in werribee to check out the vibe and first auction was a flop, bout 8 people turned up with no bidders, most likely just neighbours. Second auction was slightly better with about 6 interested groups. Only one person bid once and it was way below reserve so it passed in. I know this is early days for the year but if this is any indication then werribee has died in the ass. This is supposed to be a hot market, where are the crowds gone?

    Wow, that's shocking , I remember couple of years ago properties were selling like a hit cake. I am from NSW and doing some scenario moddeling for long term strategy hence I wanted to know opinions from locals.

    Please don't go buy just 2 auction results that I went too, It could have been the prices were set to high, not sure. Give it at least 2 more months to see what's going on and go to as many auctions as possible to see first hand.

    I'll be attending auctions more regularly in the area from now on as I need to prepare a sale. Will keep ya posted over the weeks.

    Am I missing something? Just checked the latest auction results on realestate- one hoppers crossing house says price is $880k got passed in, but the ad has price range of $540k-$580k and another one in werribee has the price $1,285,000 passed in, but the ad says $450k-$485k? Typos?
