    Have been looking at suburbs in the South and then found these suburbs which all have train stations and at the same time are close to the bay as well.Still have that Village feel and 25-30 mins drive to the CBD and also connected by rail.
    Went to couple of Viewing and most of the homes going under contract after the first open home.
    Feels like these areas are going to have some serious growth in the next couple of years .
    Wonder if it’s the right time to buy here with the Median price already over the million.

    FYI - The winding direction taken by the rail line means it's a long journey by train from this area to the CBD (it takes the best part of an hour to get from Wellington Point to Central).

    It’s always been a good time to buy in those areas. Very popular with families. Long way from VP to the city, but a lot of my acquaintances out that way are tradies etc - have Ute will travel and then go fishing on Moreton Bay at the weekends!

    We are not planning on working in the CBD .It’s just in case we need to go in on the weekend or for some shows and stuff

    I bought a IP in Thorneside that settled in Oct 21 for 500k, just had it revalued by a desktop Val for $610k.
    Got tenants the first week it was advertised.

    well then its the perfect spot
    we have a rental in birkdale on the bay side of birkdale road and it is an awesome area
    I really like manly and wynnum as well but birkdale, thorneside and wellington point have much better greenery/nature and open space

    Very underrated areas

    I'm using Ray White in Birkdale.
    No complaints. Their regular property condition reports are really good too, photos of everything provided.

    What are your thoughts on Wynnum West? I realise its a bit of a fringe area (not quiet Manly) but transport links, nearby park locations etc seem good. To help my understanding, is it comparable to the likes of say Mortdale or Ramsgate in Sydney 5-10 years ago? Apologies if a wierd question. Thats how I like to try to pick the up and coming areas.

    I'm seeing some good oppurtunities there - yes, I realise houses for 700-850k in an area that was 600k 12-18mths ago is probably astounding to many of you but thats real estate haha! Keen to buy an IP in a decent sized block to rent to LT tennants and hold.

    Attended a couple of inspections in wynnum west and there were a few groups.
    20 Maxwell Place, Wynnum West, Qld 4178

    Agent was asking for offers over 1.1 million for this one.Nice big house but wasn’t what we were looking for.
    Keep away from areas which have housing commission houses.

    Wynnum/Manly cricket club completely underwater. This is on the river though so not exactly surprising.
