    The seller very kindly allowed us early access to take prospective tenants through and we have agreed upon a family moving from Sydney for work.

    Husband and Wife 55 and 51yo and son 16yo. No pets.

    My yield is 4.853% which I am pretty happy with :).

    Due to the early access we could get it all happening quickly. We settle on the 12th and the tenants move in on the 15th, pretty handy timing :).

    Average yield for a house in the area 4.48%

    Great start. I suppose this will be your home in 2 years so returns aren't most concerning but CG mid to long term.

    Thankyou :) it's a lovely renovation and will make a nice PPOR, it's a strange shaped block and no unlockable equity but that doesn't matter for a PPOR :)

    Already switched to maroons at origin and titans in the league :)

    Oh and I have been drinking xxxx for years, I've always been a qlder at heart ;)

    I've always been a Crown larger drinker. Funny all the people telling me that's an old mans beer (all the youngsters drinking tooheys light dry blonde or whatever it's called ...).

    Nice. Pac Fair underwent an awesome renno and is great for shopping dining. Broadbeach right across the road is awesome. Then down to the local surf club (good for a meal and beer etc) down to the awesome beach. Left to surfers and right towards Nobbys. Casion also being revamped and inland straight to Robina and hinterland and the connect to highway up to Briabane. Well done!

    I drink XXXX Gold because it's mid strength and I mostly drive when we go out :). This will of course change when we move up there because you can walk to EVERYTHING from this house :).

    If I am drinking for taste I will mostly drink Jap beers (Sapporo, Asahi, Kirin) :).

    I also like to throw a black beer in there now and then for a nice rounded heavy flavour :).

    We did go to the new Pac fair when we came up for the auction, bloody hell what a reno, the place is amazing and the bar up top is very nice :). Super keen to join the Surf club when I am up there in January Also keen to try Apres Surf for a drink and Easy Street Diner for a burger :).

    We did try Little Mermaid Cafe when we were up there but were not massively impressed, trendy look but not a great experience.

    So much to find and try when we move up there, 18 months simply can't come quick enough but when you have a depreciation schedule at $1,000 a month, I would be foolish to move now and throw that away (Besides, I don't think work will let me go just yet)
