    Inspection report after one year lease.

    Noted that most doors edges have been chipped presumably from the move into and out of the property. Not much care taken. Would this be considered wear and tear?

    Broken windows??

    Broken windows aren't wear and tear. Find out what happened - if it was a break in then insurance might cover. If tenant owns up to it then they might pay. All else with windows is owner responsibility.

    Chips on door - how many and what size?

    All things being equal neither are wear and tear... But more detail needed on the chips.

    However, I had a an IP repainted and the there were lots of chips relatively soon thereafter due to poor prep / painting where the paint clearly didn't bond.

    Good point- very common when painters have used water based over oil based. Bloody paint will come off in a strong wind when they do that......

    Though you haven't described the severity of the chips, the fact that you say "most door edges are chipped" suggests to me that this goes beyond fair wear and tear. Assuming a quality paint job without chipping prior to entry, I don't think it's normal to expect that every door is all chipped within a year. Usually that happens when they have little kids racing around the house.
