    I like reading peoples comments on where to avoid. As always Southport, Labrador, Nerang get a mention. Funny thing is there is beautiful affordable acreage out the back of Nerang that is perfectly safe. Southport million plus homes around TSS etc,

    The hot suburbs Miami and Palm beach probably have more crime problems at the moment :)

    As with a lot of places its usually street specific.

    I think Mermaid Waters is probably undervalued now. Everyone seems to be heading to Miami, Burleigh, Palm beach . Bigger land in Mermaid which I have noticed today 2 houses being demolished...not sure of zoning in area if its new builds or duplexes.

    I find the shift amusing ...
    We bought a sky box in 2016. The one across the aisle from ours just settled, with a price 22% higher than what we paid 4-5 years ago. And ours is better ... :rolleyes:.

    I know some will say that is not great growth but I feel most of that growth came this year.

    Yeah, I've seen George walking around Echo beach on the Burleigh headland walking track.

    Don't forget Coomera and Pimpama as places to avoid. Nerangatangs are real! Imo Miami is still a sketchy area full of hookers and ice dealers who live in those cheap motels on the highway. Miami was the cheapest GC suburb to rent in for many, many years. Mermaid Waters/Beach will always be premium real estate

    Yeah I remember when it was super dodgy too, and Palm Beach was even worse! but it's had incredible growth and dare I say it, 'gentrification' over the past 10 years.

    Yes I agree Miami and especially Palm beach have truly gentrified compared to Labrador. When I first started visiting the GC, Palm beach had a really bad name because of the Centrelink and 24/7 police station. Now you need minimum of 800k+ to buy a dry block house up to a kilometre from the beach

    Yours is a residence not a bog standard 2x2 in a holiday letting pool.
    Best breakfast on the coast across the road on the opposite corner.

    That lady now owns two cafes, side by side.

    Yep, it is packed out on weekends for brekky. We go there for lunch as they do a great one as well.

    It was @Player who made that claim:
    I believe he was referring to Haig Street Cafe.

    Next door is Kirramisu (love that name). Same owner, same kitchen, different menus.

    I have been to both for lunch but mainly Kirramisu (many times) but never done brekky at either (yet).

    Correct Haig Street Cafe used to be called Garlic Kiss.
    @skater @GirlPower it's in Kirra. Best spot on the coast. I would live there in a heart beat, but Mrs Player cannot walk to Pacific Fair from there. Not sure what the issue is it's only a 20 km walk :D
