    Congrats!
    Great time of year to be buying too with less competition, done this twice before. Just before Christmas day and both worked out really well when looking back so I hope this does too.

    I think you mentioned that magic word - subdivision, dual street access, location, I think you have hit the jack pot. Now you have a beautiful well located house with massive potential to add value down the track:)

    Hi @D.T. It's because I was close to buying there at beginning of November but decided against it. Nice high spot with water views, train station nearby, solid home on good land and it may have future growth, but I didn't feel like there was quite enough upfront CG coming online to make me pull the trigger and commit the dollars. It was just a grey mark so I decided against it. I need to be confident that each IP will perform otherwise its a no.

    I need to do the best I can because there's a limit to my total borrowing capacity so I won't just buy anything without a lot of consideration.
    Anyway, if I bought that I may not be in a position to buy this (once in the past I got stuck on 2 IPs)... it was horrible to be on the sidelines when I wanted to buy! So it it's good to keep something up the sleeve and not overextend.

    My guess is based on comparables in surrounding suburbs that seem to have an identical design. I know of one particular one that was built in 1880. It looked so similar to Linda's that I thought for a second that it was her house. I have seen others too with that design. So must have been popular in that late 1800s period.

    Nice looking place. I am living in a stone fronted cottage built in 1890 these days, its a lovely looking thing :)

    I saw one not too dissimilar in Hunters Hill last night and I believe it dated from 1870.

    Vintage in my area is late 1890-1918, brick (tuck pointing), limestone footings.

    Has the house been completed renovated, or does it need a reno, I have not read all the posts??

    Ahh... i'm going to look at these in person and see how mine compares. Anyway.. its something over 100 years old.

    Its nice and very livable inside but there's some blue carpet i'm going to get rid of and hope there's nice floorboards underneath, and i'll try to put a kitchenette downstairs for airbnb guests where the laundry is.

    The back half of the house is made of wood and dates from the 1980's, and I think looks quite nice with the warm wood features. The front half is the stone house.
    I was thinking of adding a kitchenette where the laundry space is for Airbnb guests. (Maybe relocate the laundry... maybe into one of the storage rooms?) The downstairs is accessible without going through the upper level, which is great. :)
    Ok... since I have now posted floorplans...
    ideas welcome! The small living room space in the old part of the house is a bit of a dead space since there's other better living areas.

    I've sold over Christmas before. Lesson to self. Never do that again! I tend to think it's a good time to buy though. We exchanged on this one the Tuesday before Christmas, but cooling off didn't finish till 31st Dec because of all the public holidays.

    I may neutralise that yellow a bit too but I thought it isn't too bad because its an old house.
