Ways to satisfy FHB Stamp Duty requirements

    Hi all,

    Has anyone had any experience with buying an IP yet claiming FHB stamp duty grant?
    We are looking to buy an IP prior to PPOR and 'rentvest' for the next couple of years. Looking in the 400-550k range.
    Given we wont be purchasing our desired PPOR for anything under 850k, It seems logical to use the FHB stamp duty grant on the IP.

    Is it as simple as renting the IP privately once purchased, and having some mail sent to the address in our name?

    We are open to moving in for 6 months to satisfy requirements but this is worst case scenario

    Do it legally - move in for six months. Lot of data matching etc goes on to ensure compliance.

    FHOG is only available for owner-occupiers, you van buy an IP first and then get the grant later for a PPOR.

    This is the way to go, imo.

    If that's the case then I would do that, otherwise what you're asking is essentially for someone to tell you how to do something dodgy/illegal.

    Makes sense not to save it for later then

    Consider this to be your best case scenario.

    The government can (and does) verify that you've lived there via things like council rate notices, water & ultilties, the electoral role. There is a high probability you'll get caught if you don't follow the rules.

    The consiquence of not following the rules is that you'll have to pay the stamp duty, likely pay a fine and possibly enjoy a fraud criminal conviction. You'll never be eligible for the first home buyer benefits again.
