    Has anybody got a Water Efficiency Certificate for an investment property?

    (this is required to pass on water consumption costs to the tenant)

    I got a plumber to inspect.

    His invoice states that the property is now compliant following some fixes.

    I am not sure of the invoice is sufficient or if there is supposed to be a certificate separate to the invoice.

    Anybody got a WEC that is separate to the invoice for doing the inspection?

    That's all I've ever had done, and it's never been questioned. I don't even think you need a plumber to do it in Qld unless they need to change something like the toilet cistern.

    How can the lessor/agent prove the premises are water efficient?
    At the start of the tenancy agreement, the lessor/agent and tenant should negotiate arrangements for water charging and frequency of charges. The presence of water efficient devices should be noted on the Entry condition report (Form 1a).

    Lessors/agents should be able to demonstrate the presence of water efficient devices where it may be unclear, such as by providing copies of:

    • plumbing reports
    • receipts
    • packaging
    • warranties or instruction manuals for taps and showerheads, etc.
    For any water fixtures produced from 2005 onwards, the easiest way to check if they meet the required efficiency standard is to look for products with a WELS rating of three stars or higher. WELS is Australia’s water efficiency labelling scheme which rates fixtures including taps, showerheads and toilets according to water efficiency – the more stars the better.     We've always got a certificate to keep on file, though the certificate itself isn't the requirement- only that the property IS compliant, which means the invoice statement should perfectly suffice.

    Correct! Common misconception is that you need a certificate of some sort, which you don't, but it just makes it easy and an invoice is just as good.

    It's like smoke alarms, they just need to be compliant, but how do you prove it? Easy way is with some sort of certificate or invoice and the burden of proof falls to the landlord. Despite all the rherotic against smoke alarm companies and water compliance certificates, it's just going to be the path of least resistance if you get challenged...and the last thing you'll need if you're dragged in by the coroner is to fall short on your burden of proof.

    Your invoice will be fine.
