How often do you have to pass on water bills to tenants? Is it reasonable to only pass them on at the end of a 12 month tenancy for the full year? Thanks
Which state is your property in? Theres a 3 month limit here, i assume other states might be similar +/-
QLD bills need to be issued in a reasonable time frame as well, and can't be enforced outside of six months.
can you add a water bill claim into a bond at the end of lease if youve never sent a bill to the tenant through out the lease
If the terms of the lease state that the tenant must pay water, then try it. If they don't dispute it, that's great, if they do dispute it, will come down to matters of law in the relevant state re: variables such as 'reasonable' periods for billing/issuing invoices, sunset dates on claiming expenses, etc etc.
tenant is liable for water, but tenant never got sent a bill so there for never got a chance to pay one by law so no chance basically to spring one into a claim with out the tenant even knowing how much the bill is
There are rules about how long you can wait before sending a water bill, read your lease and fair trading guidance notes. You have probably missed your opportunity.
