    Yes it appears so..

    Most were responding to the future prediction of the post.
    However I have been saying many times over, there are flaws in the original post:
    " Not many over 500k compared to when it peaked"

    If you query Price Finder/Rpdata in the last 18-24 months of the properties sold in those 5 suburbs that are over $500k, there were only a handful or less than 5%...half of these were either with granny flat or big land..

    What the original post is trying to manipulate is similar to what Master warehouse is doing recently in the headline. Lift the original price so the discounts becomes bigger.

    If we go with the flow of the original post, "$500k... when it peaked" in the 5 Druitt suburbs,
    ..is now $450k...so a drop of 10%
    ..is now $350k...so a drop of 30%

    The realty here is it peaked around $450k for the suburbs when we had the information in 2015. It's probably increased 5% since then.

    My biggest issue with this thread is the title . I worked out there for many years and never heard it referred to as the druie . The Druitt , yes but the druie ......... :rolleyes:

    To me that told me that @sash really didn't know the area .

    What do you think @datto

    Often @sash says something. I've then ask him on many occasions to please supply evidence (eg. Stats or graphs or hard figures) to back up his claims and he says all the evidence is on the ground or his sources tell him..... :rolleyes:

    Yes that too often... know most hate stats, graph, charts, but if we can't use some of these to represent a common ground argument, what is really there to argue...

    If you run through last 2 years of data and there were in fact less than 5% house sold in those "Druie" suburbs for $500k, is there a need to read past 1st post? These are factual data .... and not "I heard this from a reliable source"

    Can confirm no one calls it the druie. Mounty County or The druitt definitely feature as part of the vernacular.

    Sash called it on 17/10/15. still some time before 17/1017. :)

    Look , ahh, it's quite possible that he hasn't seen the area with feet on the ground.

    The area is unique and does not tolerate criticism. There are enough chips on shoulders out there to start a paper mill.

    To be honest, "Druie" sounds effeminate, unmanly, and to use that term out there may be cause for a bashing or even a riot if it's used on pension day.

    However, it's fine by me to call it Druie.

    should we base our verdict in 2019 on "the bloke at the pub told me so"? we might find a few examples of houses in the 280-350k range if Sydney does cool, but does that represent 'majority of the houses'? At least the very first post is leading us to believe majority of the house were sold over $500k when it peaked.

    Predictions are predictions, they are based out of stats (as the most on this thread states) or personal experiences and talking to people from your network like some other investors do.

    The prices did began to cool down a while ago. This thread was very cold then! Apparently . :rolleyes:

    The prices have began to grow up. the median might have risen by 9%. But will it keep going up?:cool:

    Ya! I know what most of you say or want! having vested interest in Sydney.

    The cycles will follow and the prices will come down (alright! May be just 10-15%, on a higher side) ;). i think most sensible investors also agree to that. if you dont, god bless you.

    You all have bought at a good time in Sydney, no one disagrees to that. However, that does not gives you a crystal ball. You will still KEEP on giving Prediction. Just like evryone else.

    So looong, less than 5% properties sold for less than 500k druie investor.
    Also, how would anyone care who would call who with what?:mad:
