    'ang on guv...some of the Druie princesses use dung as perfume. Let me ask @datto ....Datts what sez youse?

    As for the price stll to much. But if the Druie can drop like this...which is lower priced....some other areas have dropped even more...interesting....so the people crowed about Sydney being different...and say made 800k profit woul be sitting on 550k by next year...dems how it works

    The two places to the right look like they have been rebuilt (6 x new dept housing accommodation) and another nearby sale in 2014 was $360k for a non-subdivisible block. So $185k each for a duplex + $120k each construction +>35% risk & profit. (there are some sales for newer houses in the $500's but that went BOOM! If you could pull anything better than low $400k for each in this market you'd rinse and repeat.

    There is no way... no way...you could build a Duplex in Sydney for less than 650k.....add to dhat the cost of 360k land + stamps/legals of 15k + 25k demo + 60k holding/sell costs...you aint got no profit at 555k a piece....and I'll be damned if some idiot pays that much in the Druie a Duplex!!!

    Precisely! That is a sub dividable lot. If it were me I'd be putting 2 x basic 3bed, 2bath homes cheap Project homes on Torrens Title.......4bed if the budget allows.

    When was the last time you actually built a house?

    Do you even know that even a small 15sq duplex half is going to cost at least 250k? That is without landscaping and driveway. You should do your homework.

    Even in Victoria it will cost 220k on existing land.

    I'll tell you what if you can build it sub 500s youse on a winner....but i very much doubt you can do it. Have already cecked it out on existing sites you are adding about 50k....plus another 250 to 270k to build. Then add demo costs and holding does not make sense.

    Lots of dreamers out there. Have built quite a few.. and NSW in my view has the highest costs...followed by Qld among the larger states. Wa is the cheapest and they do doulble brick as standard. Vic is also great...you need to know what you are doing ...too many noddies out there thinking by researching they know....you have to experience some of the pitalls.

    To many people on here claiming anonymity and privacy have done diddly squat...if you cant share then youse a fraud.

    Lets put it rhis there are areas i am looking at where i can put a fully complete house with land for 370k tops and flog it forc470 to 490k

    @sash, even @$200k each it's still a big jump to $650k regardless.

    And I couldn't justify $200k.
