    Thanks skater. It seems 1,000-1,200 SQM blocks with average houses are maxing out at about $800k in the Mt Druitt area.

    I own no property in NSW but are looking to buy an IP up to $800k with good sized block and development potential in the western suburbs of Sydney. So Mount Druitt is on my radar screen. I am a buy and hold investor who takes a 20 year view and looks for long term capital growth (yield and cashflow are not of prime importance).

    so they bought for $790k, and now needed to sell for $950 to break even,
    borrowed $200k as part of the depost and repayments,

    that doesnt make sense unless they bought a car and a few family holidays as well
