Wanted: Advice on effective selling property

    Hi,
    We developed 4x 2-story townhouses in Coopers Plains QLD 4108, the building construction has completed. The title registration document has been lodged into title office QLD.
    Townhouse details are:
    • each townhouse contains 3 masterbedrooms
    • 2.7m ceiling height for the ground floor
    • Tandem garage
    • 8.2m² balcony
    • Park view
    • Townhouse building internal area 144m² to 147m²
    • 2 KM to Griffith Univerty
    • 1.5KM to Sunnybank Plaza
    • Walk to train station
    • close to schools
    • Townhouse sales price from $550,000
    Who will buy the townhouse:
    • First home buyer or people wants to down size their homes: 3 masterbedrooms are very comfortable and the park is just opposite to the townhouses building.
    • Property investors: the 3masterbedroom townhouse can achieve good renting cash flow as it's close to Griffith University and Sunnybank shopping center.
    • Owner lives one or two masterbedrooms and rent out other masterbedroom to get high renting income to help payback the loan.
    It would be much appreciated if someone can introduce us a experienced sales agent or buy-agent to help us find buyers who is interested with our townhouses. Thanks

    what do you mean by 3x master bedroom?

    Do they all have ensuites?

    yes, each townhouse contains 3bedrooms which are all en-suites. The townhouse has 3 bedrooms,3.5bathroom, 2 car parking.

    The most common sense approach is interview a few of the best agents in the area, then take their sales campaign advice.

    Thank you for your advice, I had an agent to help us sell the property, but not make a sales, maybe the current market is slow.

    Is there any reason why you keep calling it three masterbedrooms instead of each bedroom has its own ensuite shower and toilet?

    Was it a great agent? Are other agents selling properties? Are your expectations reasonable?

    Hi Trainee,
    Thank you for your advice, we should say each townhouse contains 3 en-suite bedrooms, each room has its own ensuite shower and toilet. It's more clear.

    From the listing, the property appears to be most suited to an investor as its layout seems designed for three tenant equally sharing. Downsizers and first home buyers would probably prefer a more traditional layout as the en-suites (additional to the master) are large for the size of the townhouse.

    Your agent is a large, well-reputed company who should be able to give you accurate advice regarding pricing. LJ Hooker and Place are also very active in the nearby Sunnybank area.

    3 bed 3 bath 2km to a University. I would worry I was buying a unit near other units that becomes Student share housing

    There is a huge amount of student housing closer to the university.

    Your listing campaign sounds at odd's with itself.

    Are you trying to sell to a family, or rent it out for student accommodation to the investor market?

    There is a market for homes with more than one "master" bedroom, where you have adult brothers or sisters/besties sharing the home but each wanting their own private spaces. Remember you can have "families" without little children.

The shift to the regions has been quite profound with Millennials and Gen X leading the way. It seems affordability, lifestyle, and working from home have been the key drivers from which these generations have been able to take most advantage.
