    I'll be interested to see what the quick feas looks like. I can't really see the numbers stacking up for either villas or townhouses in Marangaroo / Girrawheen area.

    @Aaron Sice I'm pretty sure @Big Daddy was referring to this in the triplex sense that the OP was talking about. So to make a triplex work on the block do one double storey at around a lot size of 160sqm and then two lots of 261sqm

    Again, product would be untested sub 200m². All options need to be explored.

    I don't know how you'd get lots at 260m²....forgetting the need for the CP driveway?

    Yes you would need driveway - I just meant one smaller lot for a double storey and 2 'normal' single storey villa lots so that they aren't cramped

    So the agent put a price on it, they want $490 - $550k for it! This price must be from the owner...

    Bringing this thread back to life. Someone has built some pretty cheap, low spec (even for the area). I think the prices originally started at $399k and still falling.

    That said if build prices keep falling we may build and move out the back. Kids on the cards in the next 2-3 years so a smaller, newer manageable yard would be nice.
