    I know what I've used in my feasibility BUT I'm curious what everyone else thinks it's worth to see if I'm totally nuts :)

    This is a 72sqm of plot ratio SBD that I'm doing in Clarkson and it most likely will be very similar to this but on about 120sqm of land with street frontage and garage etc.

    What about moving the sink to the side wall to keep it open space? Doable?

    The pics are from a small block (320sqm) I have in Clarkson which is in for DA now. Just got our first response for changes/justifications from Council last week.
    I'd like to do the same in other places if I can.
    Yup I'm actually going to move the whole bench to where the linen pantry is and do a walk in pantry under the stairs. Tweaks like that come after DA - got to know where all the exterior walls are going before I play with the inside.

    God, I used to think he was the business!!!!! I still remember seeing their wedding on the news, her white leather wedding dress was so tight she had to hop up the steps sideways, of the church. Gawd.
    I reckon Warwick is a fantastic area, have to fetch 400 plus, surely?

    It's such a bizarre market.
    How is a 2x2 in Warwick (aka the suburb next to Girawheen) priced at $490k. And BlackMinster at $700k.
    There is clearly a massive space in the market where being able to afford the next price point gets you a lot more house for you $$.

    Agree @Blacky. The difference between being able to spend $400k and being able to spend $700k gets you so much more.
    My spot is on the border with Duncraig near here Google Maps
    You should see some of the prices the Duncraig people want for their development sites near the train station which are now R20/60

    I voted $300-325 cos I think that is what it SHOULD be worth.

    No idea what it actually is worth.

    I used 350ish in the feaso - we are both conservative :)
    The funny/strange thing is that a 2 bedroom place is not worth 2/3 of a 3 bedroom place

    Riddle me this.. if you build 5 single dwellings or a mix of SBDS then do you still need a visitor bay and passing lane?

    Hi Westy,

    I reckon a "true" 2x2 would go high 300's.... I think this product is about bang on at your 350ish maybe up to 365,000 in my humble opinion.

    I have so much respect for the way you are not afraid to try new ideas in a largely conservative space (W.A. Building). Great stuff!!!!

    Will be watching with great interest if it all plays out as you plan.
