    I think it could be improved @Cruskits. Where it worked it is awesome, where the painter couldn't reach easily it looks dribbly so we are trying to get him to do something to make it like the rest of it

    I'm finding it hard to choose between the two sides; I really like the neutral-ness of the Beachy one more BUT don't like the tiles (sorry @Westminster !! :oops::p).

    Great project, realistically both sides are impressive. Congrats!

    @hobo it is absolutely fine not to like it. A prospective Buyer toured the place this week and said "Can we paint over the rust wall?" :(

    I wasn't able to achieve the top dollar price that I wanted - and it was certainly a stretch price I wanted. So I put them onto the rental market and will wait for the market to improve.
    They are a SMSF asset so there is no rush and happy to wait for CG

    What rental are you achieving and what do you value them at?

    Also your one bedders what would these sell and rent for on completion in your opinion?

    $375pw rental. I would say it's currently worth $460-475k

    The one bedders I've estimated to be worth around $325k and $250-275pw in the current market.

    @Westminster did you offer to purchase the property subject to the developer allowing you to submit DA plans before settlement?

    I didn't need that as a condition as this particular council will accept a signed O&A as authority to submit DA.

    You mentioned that the cost for a turn-key construction was $485k, does the price also include the builder organising the subdivision etc?
