    Absolutely agree Sanj. And this is where and how we end up with horrible cookie cutter cr*p houseing designs. but throw in stone benches and 900mm appliances and hey presto you have a 'premium' or at least a 'salable' product.

    buyers are seeing through it all now.

    "just get in" has been replaced by "i can upgrade to stone tops and 900 appliances myself - what am I really getting here?".

    Hey @Jess Peletier
    Multi dwellings = apartments. It's a defined term in the Residential Design Codes. But the term is confusing as many people think the term is multiple houses
    Grouped Dwellings = villas, townhouses, attached/detached of any size and any number. Anything that is has more than one and no living areas overlapping each other.
    Single Dwellings = just one house
