    Is It good idea to buy unregistered plots and sell it after an year or during registration around river stone and vineyard?

    A bit risky with Sydney at or near its peak. It can take 18 months or longer for land to be registered. Plenty of time for rates to rise and lead to and impact on land values.

    I think you may also find LVRs will be at 70% or 80%.

    Yes, makes sense . LVR more than 80% will be risky.
