    Im not sure what your strategy is so can only go by the fundamentals that stick out to me.
    It looks like you will need to spend some money on it at some stage (could also be asbestos - so calculate this in to your factoring)
    Its on a smaller block of 407m2 - You could aim for at least a 600m2 block for the same amount of money in similar suburbs.
    The current land valuation is at $480k which is a good thing.
    Although the bus stop is out the front door it isn't anywhere near a train line.
    Only has one bathroom.
    Is nice and close to schooling.
