I am in need of a lease for a Victorian IP. CAV has a PDF, but it would be easier in MS Word, which I cannot find. Can someone please advise me if such a lease exists, and if so, where? TIA.

Might be easier to convert from a pdf to word using Acrobat Pro if you know anyone with this program. Takes about 30 seconds.

Thanks. The CAV document did not come out very well, formatting poor. Lease blank.png

    I found anther source
    RESIDENTIAL TENANCIES REGULATIONS 2019 - SCHEDULE 1
This has similar information to the CAV form.

Section 26 of the RTA says:
    26. Tenancy agreements to be in standard form
    (1) If a tenancy agreement is in writing, it must be in the prescribed standard form.
I cannot find a reference to the standard form words.

I suspect that there may be a problem with compatibility. There are a number of section in that form that do not apply, such as extra tenants. Can these sections be omitted?

Section 26 of the RTA says:
    26. Tenancy agreements to be in standard form
    (1) If a tenancy agreement is in writing, it must be in the prescribed standard form.

This is fair enough, but there seems to be no reference to where the form can be found. Can someone please advise of the location of the form? TIA.

What do you mean? It exists in the legislation like you linked earlier, and then CAVS has a formatted version to more easily use.

Using reasonably uncommon forms of words from the CAV version I have searched the PDF RTA, and cannot find the lease form. I cannot find a reference to the form location in the RTA. The CAV version does not format properly for me; I do not know why. This is why I would like to see the prescribed version.

That is the prescribed version. Or its in the regs.

Honestly none of it has any issues for me either so maybe its an issue with your computer or software.

I know that on balance of probability there is something in my computer precluding the MS Word version coming out properly.

Can you please give me a reference in the act or regs citing the lease form of words? I cannot find it. If it is not in the act or regs then it does not exist at law, and any form or words can do as a lease. At this stage, this is where I'm at - the lease does not exist at law and there is no reference.

...what are you talking about? You don't make any sense.

Especially because you literally linked to the schedule of the regs where it exists earlier.
