VIC VIC: Rent direct to a real estate agent

    Hi all,

    Hope you are well.

    We recently had some bad experiences with a real estate agent (after rent rolling). So we decided to change agents.

    We approached 2 real estate agents. One of which we used over 10 years ago. She is happy to take on our property but has actually offered to rent it her self directly from us. She has even agreed to sign a lease agreement (using the Consumer Affairs Victoria lease agreement template).

    We have always used property managers/agents in the past. Therefore, before we go ahead, wondering if you have advice/concerns/tips??

    I would have the agency she works for prepare the lease and take care of rental payments etc.

    Me too. All rental monies should be going via a trust account before being disbursed at the end of the month to you as landlord. Much more protection here too.

    Thank-you. I think I feel more comfortable with this. Especially as I have never dealt with bond, inspections, etc. directly myself. And I like statements, end of year financial statements, etc. for accounting.

    I would potentially use a different agency to rent to her so it can be completely at arms length.

    Have her apply like any tenant, process the application, determine she's a good tenant and complete all documentation.

    Not practical for the owners of the property, who are in the UK to have to find another agency - and go through the motions of signing up with an agency they dont know.

    I'd only consider this option if you really trust the Agent, you'll effectively be privately renting, and to someone who knows the game.
