[VIC] Property advertising regulation - definition of car parking space?

    Apologies if this is not the appropriate sub forum for this question or if this has been covered before, but I couldn't find any concrete discussion on this previously...

    What are the Vic regulations for property ads in regard to car parking space? Very specifically, I have seen quite a few ads stating a parking space where there was no off-street parking. Instead, the property came with a parking permit, and this is what the Real Estate Agent explained supported their decision to advertise that the property comes with a space.

    Is this legal? Must it be an off-street parking space in order for them to be allowed to include it in the main property description of the ad?

    sold recently and according to agent my tandem spot on title in front of my single garage could not count as not covered so the little icon only had 1 in car spot. Apparently that is in the regulations somewhere (I didn't question it)

    A parking permit is NOT a car space.
    There is no guarantee there will be a park available.
    Usually there are more permits issued than available street spaces.
