SA Valleyview ,IngleFarm and Para Hills

    Hi All,

    We are relatively new in the Property Market and are looking for our first investment property in Adelaide Valleyview ,IngleFarm and Para Hills. We currently live in Valleyview and have noticed a lot of subdivision and new building activity. Do you think this is a Good indication of the house prices going up and for the rental market or will it affect the rental market due to the upcoming high supply in the next 7-10 years? Our plan is to buy an oldish house that we can rent out for a few years and subdivide in maybe 5-7 yrs. Also i spoke to an agent and she said they received over 100 offers on a house in ingle farm that has potential to subdivide..so any tips on how to stand out and secure a property in the 350-380k range would be really helpful.

    I watch these areas pretty closely.
    1st tip don't post any properties you're keen on here unless you already have an contract on it.
    2nd tip be financially ready to buy, agent isn't lying - ideally got in a position where you're able to make unconditional offers.
    3rd tip don't talk more about SA/Adelaide :) nothing to see here

    Look for properties that can be rented out now ~$300-350p/w most of them.
    3bed1bath >600sqm (can be slightly under), no large trees, no easements, as flat a block as possible, >18sqm frontage.

    Big fan of these areas, but they're very competitive to get into now

    Hi All thanks for your reply..with regards to subdivision does the frontage have to be around 18sqm. Is there some website/info for salisbury council i can get more info from? I'm looking at a property that has appx 17.34 frontage. Really appreciate your thoughts.

    Given the proximity to city these areas are excellent value..I reckon underthing under 400k needs serious consideration.

    Hi Sash what do you mean under 400k needs consideration? Do u think the properties below 400k are not good enough?

    Nah..what i meant was anything under 400k in good nick is good buying. As a matter of fact some under 300k.....but they are fibro houses.

    About to sell our 1st investment now a suburb over in Pooraka. Plenty of appetite all around there it seems - Ours is a 630sqm block, so that should help. Parents still live in Para Hills, and plenty of development going on there too, prices have gone up nicely the last few years.

    Hi Sash, yes there are very few below 300k ...infact even the houses over 350k are in real bad shape some of them...so still looking for that ideal property :)

    350k ones in decent nick sell within a week.
