Using the same agent for PM and Selling?

Should I use the same agent for PM and Selling with higher fees?

    so, im about to list a property for sale

    TLDR
    -its in a slum area
    -tenant is new and a bit of a whinger
    -current agency has offered $5,500 inc gst and $1500 marketing,
    -another agency $4750 inc gst, no marketing
    - both seem on par in terms of "selling" skills(but its only a guess from research)
    - have tried to negotiate

    $2.25k is still $2.25k, I don't want to reward the agency, but I dont want to shoot myself in the foot,
    Will having 2 separate agents potentially be more problems, than having the benefits of 1 agent?
