    Thought it would be time for an updated list of research tools/sites we use for the new year.

    Below is a list of commonly used websites for research and analysis of properties and property investment within Australia, feel free to add any others you know of below. If you can format it with titles to help those searching through like I've done that'd help this resource.

    Property Listing Websites (Residential)

    https://www.realestate.com.au/ – Primary listing website for Residential property in Australia

    Real Estate | Properties for Sale, Rent and Share | Domain – Second largest residential listing website for Commercial property

    Find real estate for sale, rent and lease | allhomes – Formerly independent listing website with strong presence in ACT property market especially, since acquired by the Domain Group.

    *significant number of meta-sites which collate data from each of these sources and others, however

    *note there is huge segmentation in the listing websites, each of the agency brands have significant listing websites and not all of their listings are centralised on the one platform.

    Stamp Duty Calculator [Free] – Stamp duty calculator covering all States and Territories

    pay calculator [Free] – Pay calculator, helps calculate your income tax, superannuation, HELP debt and Medicare

    Investment Property Calculator [Free] – Group of simple calculators covering cash flow, cash on cash return, equity position, LVR, rental yields, return on investment etc.

    https://www.realestateinvestar.com.au [Paid Subscription] – Property data and comprehensive meta-filter, allows subscribers to set specific criteria and have the filter provide a concise set of listings from multiple websites. Filters including minimum yields, prices above/below suburb medians, property quality etc.

    SQM Research [Free] – Suburb/Postcode data on rental yields, vacancy rates, property listings, demographics

    Australia Home Sold Price, Property Sales Data, Victoria, New South Wales, Sydney, Canberra, Brisbane, Adelaide and Perth [Free] – Sold price data across Australia

    Dial Before You Dig - Home [Free] – National Service providing information for properties on underground assets including power, water, sewer lines etc.

    profile.id [Free] – Statistics based on council areas, including demographics, incomes, employment statistics. Not all Councils are within the database but contains a large breadth of data

    Are there any free sites that have listing history for current places for sale ? Looking for days on market and/or changes such as price reductions Seems to be this and names the only thing you cant find free.

    Hi, you can find price reductions and time on market on oldlistings.com.au. I have found this site really useful when looking at property (yet to make my first IP purchase).

    The OP is saying this is just a rental tool, that's not correct

    In England there was this amazing add on to Rightmove.co.uk (UK version of Realestate.com.au), called property Bee. it was an add-on install on the firefox browser and it would track days on market and price changes in a separate window when you were clicking around on rightmove.co.uk
