Upstairs extension cost

    Hi, looking at adding upstairs extension. master bedroom with ensuite and wir, another bedroom with small bathroom and also a small living area. East melbourne suburb, 1940s clinker, flat section, easy access, no overlays, no major foundation work, medium spec. Expect it to be about 60sqm so not huge. Have had chats and onsite appraisal with 2 builders who are saying to expect late 200s to early 300s. Is this reasonable? Whenever i look on line it says to budget for 1800 to 3000 per sqm. So that only tops out at 180k for 60sqm.

    So i have a quote from one stop builder of 330k for 2 beds, 2 baths, small living area upstairs, round 80sqm (excluding bathroom fittings, carpet, indoor paint). Includes all plans, engineer reports etc. Is that normal. Live in east melb.

    It is often worth considering a knock down and rebuild for a project build as a comparison. The finished product will be all new and feature modern space use and design rather than compromise as a small build on top of a old build. Check your local area for new build values as a guide. Its less common for people to build upstairs these days for this reason.
