    Hi Shahin, design looks awesome.

    The secondary dwelling is not an approved Granny Flat so I believe you won't be able to rent out the main dwelling and secondary dwelling to 2 different tenants legally. I assume you have no intent to actually do that because you will be residing in the main dwelling and managing the secondary dwelling yourself?

    How did you come to that conclusion?
    It looks like a granny flat to me.
    Can't tell the dimensions due to the image, but the size appears to be 60sqm (excluding garage - which isn't counted towards the 60sqm anyway).

    I didn't notice the term granny flat used in the original post and the distance between the granny flat and the main dwelling looks within 3m. In anycase, looking back at the original post, Shahin does use the word granny flat on occassion, my mistake.

    The 3m setback is for the back fence.
    There is no minimum requirement side setback/gap between the granny flat and the main house.

    If its >1.8m then the walls don't need to be fire rated. Whereas if its <1.8m, then they have to fire rated, hence why his plans show a fire rated window.

    Thanks Rowan - yes its a Granny Flat and yes its within CDC guidelines so its an approved granny flat.

    When the buildings are within 1.8m then there are fire rating requirements so the windows are facing each other (I think there is one from memory) is fire rated and you will noticed that most of the wall on the GF is double brick.

    I will take photos soon as its almost complete - my wife has done an awesome job with project managing the build. I give her the money and she builds - its a pretty good relationship.

    Thanks Shahin. Personally, I would be very keen to see the facade above all else, classic designs are a favourite of mine

    Leo in all honesty I just purchase the sites and give them to my wife to build. I will check with her and let you know. Im good with numbers but terrible with the creative stuff.

    Thanks mate. I was looking at Sublime teak, Natural Oak, Elegant Oak and Honey Oak riven. All kinda similar but I went Sublime Oak riven for this reno I'm doing.

    Very handy to have you're wife choose! :)
