    Hi Damon, great you've narrowed it down a bit. What type of house are you looking at? Beds/bath/land size/ type of location/ how long are you planning on holding on/ how important is value add potential vs rental yield etc, are you willing to go for an old house that might have unexpected repairs etc? Without knowing this, I'm afraid further advice would be dangerous.

    Perhaps, looking at the sold tab on domain and pick example houses that fit your exact requirements that sold for UNDER your budget would be a good place to start. You might even find you narrow down your areas further. Remember to allow wiggle room for market growth etc as when sold properties show up they have often been transacted 2-3 months prior.

    Nice place to live. Just be careful of floody streets.

    Used to be cheap!! Not any more.

    It’s great to get input from somewhere who knows the Brisbane area.

    What do you think of Wynnum West and Manly West? Does the esplanade there have potential to improve with more restaurants and cafes in the next 5 years?

    Once bought a house in Wynnum West but sold it soon after buying. I am not a fan. Manly West a little better. Manly is nice on the coast but it is a little contained ... small area village feel.

    They both are part of centenary suburbs nice areas to live. Jamboree Heights better over Jindalee reg flood, as most of the streets are OK, not on flood path. But Jindalee closer to CBD. Pls visit BCC flood site for more info.

    I like LOTA suburb as I have a friend that lives right next to the beach.
    Feels like a country lay back beach town.

    The Wynnum Manly area is pretty nice. There are definitely some undesirable streets, but it's pretty nice. I lived there for a long time. Id try more for Manly and hope to get as close to the water as you can. There is a main strip through there with some cafes and some along the water. Wynnnum is also nice too. Lota has a lot less and you'll find yourself needing to travel a little further more often in order to do things. It has the water, but that's about it.

    Thanks for your input guys!

    I’m trying hard to find a suitable investment in these suburbs for under 700k but it’s a waiting game at this stage.

    Both have really strong demand so would definitely be viable options. Ferny Hills and Ferny Grove also look really promising for your budget.

    What about Keperra? Little closer to the CBD? Is it a little more lively than Ferny Hills and Grove?
    What’s the Blackwood St precinct like in nearby Michelton?

    I think all of them are good, on a train line, close to CBD, OO appeals, nice villagey feel, great rental demand.

    Mitchelton is gentrifying at the moment.

    Do you think Keperra will get some of the spill over from people unable to get into the Michelton market?

    Yeah I’d like to think so, see below 10 year chart of median prices for both suburbs.

    11 as median days in the market for Keperra at the moment. Hot, has to be quick!

    The data I was looking at doesn't show as strong demand in comparison to other proposed suburbs but it is still a viable and potentially cheaper option. :)

    It blows my mind that $700k is not necessarily getting a nice house in the bayside (Wynnum/Manly) or northern Logan area (Underwood etc). I am looking for my first O/O home, and getting seriously depressed at the lack of affordability.

    Who reckons these prices will continue or even grow in the short term? Maybe we should put this off for 6 months.
