Units and Apartments in Brisbane- who is demolishing?

    I was talking to someone about the perceived glut in inner-city Brisbane. The person reckons this is necessary because the old ones are so bad they need to go.

    My problem is this: no doubt there have been many standalone, timber, detached houses in the inner-city being knocked down to build new properties, but I have yet to see any unit/apartment being knocked down around the area. There are many rundown and half rundown, such as some 6-pack. Some are worse than the other.

    Clues please?

    It only becomes feasible if there's a development upside ie demo a 6 pack and build to newer allowable density. If a rezoning allows greater fsr or height restrictions are relaxed may lead to some redevelopment.

    I have seen in Hawthorn (Vic) where a block of old run down apartments were knocked down and a set of 2 story townhouses have gone in instead.

    Lower density and better quality.

    Gold Coast is doing this a lot, part concrete cancer/ dodgy old buildings, mostly increased density.
