    Hi,

Just wondering if anyone could give their advice on this property. Looking for a property with strong capital growth aspects and a suburb with a good vibe. I have been watching Balaclava, Hawthorne, St Kilda, Carnegie. With all the units available within the area this one appealed to stand out as it has a reasonably large living area, new kitchen, laundry, balcony with a good view and solid location. The rent seems quite strong for Melbourne.

    Features:
    Top Floor
    Dual Level
    Balcony
    2 / 1 / 1
    New kitchens, bathrooms
    estimated rent $550 per week
    body corp $2150 p.a.
    purchase price $561.2500

    Suburb
St Kilda 6km from cbd, close to Acland street, and Luna Park
The suburb seems to be slightly negative with unit pricing at present, possibly presenting a good buy.

Seems reasonably priced for the location.
