    Haha u need to get back ur deposit or face minimal or basically no growth

    I am not a free buyers agents but I guarantee u that they are better investments that than doncaster hill apartment

    @melbournian I know someone who bought a unit in that development and he wishes he didn't. Always complains about the oversupply in that area.

    It is well known - thought not sure why someone who is an advocate will promote this stuff. Truth hurts sometimes

    I know someone who paid 565k for an older 2 bedroom in the Balwyn high school zone and that makes sense coz there is minimal apartment devs and everybody wants to get into the zone

    This Doncaster hill stuff is more for Asian lifestyle go to mall hang out shopping sipping lattes etc and get ur roast duck at the nearby takeaway

    You need to drop that ego, swallow the pride. What @melbournian said just then is what's going to happen when you try renting it out in 2018, wait and see! @melbournian is at least 10x more experienced and knowledgeable than you (your posts say so). Don't argue with him, learn from him.

    An "advocate" can be advocating for the developers - get commission from selling.
    Makes sense then to push as hard as possible.

    Yeah but he bought it himself. so one has to believe if one buys despite being oversupplied.

    This thread kept me amused this week. I think I may have snorted on the train while reading this.

    Very comprehensive and reasoned response by melbournian. As someone who is also somewhat familiar with Melbourne east/north I wholeheartedly agree with the comments made.

    This townhouse went for 800k this weekend

    2/427 Mitcham Road, Mitcham, Vic 3132 - Property Details

    Was it a good buy ?
    Did it go lower then the usual prices as the auction was on an extended weekend holiday ?
    Did not look too closely into it earlier as Mitcham was not on my radar as I thought It was too pricey a suburb

    It was not a house
    It was a townhouse as it had an active body Corp with fees etc.
    Asked the agent after the auction
    Even then was it a good buy ?

    I call it a "house" simply from it's floor size.
    It also has a land component similar to some H&L packages in the outer suburbs.
    By the way, in Melbourne, a "townhouse" is usually joined onto another house, so this one is technically a "unit" in our local lingo.

    Any thoughts on 96 Brunswick Road, Mitcham

    At present it’s not in a condition that I can stay but, if I get it in the range of 600-650k as advertised by the agent, I can get it repaired and extend a bedroom maybe
    But it’s opposite a train line so will crime and sound be an issue ?

    Do you think it’s worth the price ?

    stick to regular stuff as could be hard to move later with the irregular shape, train tracks etc.
