Underpinning Existing Dwelling

    Hi:

    I am currently looking at a property to buy, which I really liked. However I could see the following in the S32 document:

    Just wondering should this trigger an alarm bell? The property is around 15 years or so old, looks nice in presentation. Would you buy something like this?

    Any help would be much appreciated.

    Were the works completed? If not, why not? How much will it cost to get the outstanding works completed?
    If they have been completed, have they been inspected and certified? If not, why not?

    This was the reply from the vendor:

    the owner had some cracking appear and had a professional look through to give advice on underpinning for reinforcing purpose, hence the certificate in the 32.

    If you require a building inspection you are most welcome to do so.

    She did get it done at a cost of $3000 for re assurance.

    The reply in the email appears like the works were done. If you are serious about the property I would suggest asking why the occupancy permit and certificate of final inspection were not issued.

    In a sale with little competing buyers, you can negotiate these things to be done.
