Undeclared phantom tenant... what to do?

    Just be done with it, you know you want to....install video cameras and catch the scummy, lying tenant out. :)

    Many landlords today would love to have a tenant in place (guest or no guest present) paying the rent on time yet here is an example of the landlord doing their best to **** theirs off. Some people have an inflated sense of entitlement and it clearly isn't confined to tenants.

    What exactly are you hoping to achieve here? It seems that you are letting it bother you...'just because it says 1'. Relax, like others have said it hasn't turned into a 10person squat. He probably actually keeps it cleaner if she is around!

    I think the only time it could be considered an issue is if you are leasing full inclusive - ie the rent included water, power and you budgeted that amount on one person. For example in a share house if you have your GF move in then you tend to pay a couple rate not a single rate to cover the extra utilities but if it's a standard tenancy on a one bedroom dwelling then they can have guests, couch surfers, and partners live there providing it doesn't exceed any fire regulations.

    My approach, especially in these times, when a property is suitable for an extra person is to welcome them, so that the tenant has a reason to stay and continue paying full rent. If the girlfriend moved in, then its another person to contribute to rent and the tenant might not leave to rent a different property.

    What is OP's actual concern here? Is there a financial risk/cost they're not telling us?

    This is very simple.

    A person staying over for up to three nights a week does not constitute living at the property. Based on what we've been told here, OP has no reasonable proof that the situation is anything other than claimed.

    I would suggest getting a Rubik's Cube or a jig saw puzzle and get a real problem to solve. Try smiling and the world will smile with you. Other than that try calling Dan's bonking ban police.

    Chill! This isn't a breach. Yes, if she's living there, she technically should be on the lease, but you may be hard pressed to prove that she's actually living there, and not just staying there spasmodically.

    Good luck. My property in qld had 7 tenants on lease. There were 10 people living there. I saw photos( routine inspection) of an open media room converted to a bedroom. When I questioned PM she said it conformed to fire regulations. She never mentioned the extra tenants or conversion until I pointed it out.

    Poor neighbours didn't appreciated living in a cul de sac with 8 cars at our house and party central every night. We only found out after the tenants moved out. Neighbours said at least 10 people living there permanently. 5 bedrooms used as doubles and media room as single.
